Mitsubishi Estate breaks ground on Logicross Hai Phong: Advancing logistics facilities in Northern Vietnam
Logicross Hai Phong marks Mitsubishi Estate’s second Logicross project in Vietnam, reaffirming its commitment to meeting regional demand for high-quality logistics facilities.
Following the development of Logicross Nam Thuan (Long An Province), on November 19, 2024, Mitsubishi Estate officially broke ground on its second Logicross project in Vietnam, Logicross Hai Phong, in Nam Dinh Vu Industrial Park. This significant step underscores Mitsubishi Estate's commitment to delivering high-quality logistics facilities to meet rising regional demand.
Meeting rising demand
With ready-built factory and warehouse occupancy rates in Northern Vietnam reaching 80 per cent, as reported by Savills' Industrial Whitepaper (9M/2024), the need for expanded capacity has become urgent. Hai Phong, in particular, has seen significant demand due to its strategic location and robust industrial development. Logicross Hai Phong is set to address this need by delivering 85,700 sq m of leasable warehouse space on a 150,968 sq m site.
Designed to cater to a variety of business needs, the facility includes two independent warehouse blocks with a minimum leasing size of 4,400 sq m. Once operational, it will rank among the largest warehouse complexes in Northern Vietnam.

Strategic location
Located within Nam Dinh Vu Industrial Park, Logicross Hai Phong offers direct access to Hai Phong Port, the largest trade gateway in Northern Vietnam. Recent infrastructure upgrades, including a parallel road connecting the park to the Tan Vu - Lach Huyen Bridge, enhance connectivity to nearby economic zones and industrial hubs. This road is expected to alleviate traffic congestion and reduce transit times, making it easier for tenants to manage their supply chains efficiently.
The site also benefits from Northern Vietnam's extensive infrastructure network, including 10 completed expressways and others under development. Proximity to major routes such as the Hanoi-Hai Phong Expressway and Van Don-Mong Cai Expressway ensures seamless transportation to key cities and ports, enhancing tenant competitiveness in regional and global markets.
Modern design for efficiency and sustainability
Logicross Hai Phong integrates advanced infrastructure to optimize operations and support tenant needs. Features include a ceiling height of 10.5 meters for increased storage capacity and a floor loading capacity of 3.0 tons/sq m to accommodate heavy goods. Energy-efficient measures such as LED lighting with motion sensors and natural lighting systems are incorporated to minimize operational costs and environmental impact.
The project also emphasizes employee well-being with thoughtfully designed spaces, including a canteen equipped with Wi-Fi and Japanese-style napping areas. These facilities reflect a commitment to fostering a comfortable work environment.
Logicross Hai Phong aims for EDGE Advanced Certification, aligning with Mitsubishi Estate's sustainability goals. The facility will feature insulation to regulate indoor temperatures and reduce energy consumption. These measures not only lower environmental impact but also support tenants in aligning with sustainability standards, enhancing their brand reputation.
