Mitsubishi Estate expands in Vietnam with Logicross Nam Thuan in Long An
Mitsubishi Estate broke ground at its first logistics facility in Vietnam, Logicross Nam Thuan, a modern warehouse hub in Long An province that will boost efficiency for industries like e-commerce and logistics.
Mitsubishi Estate, one of Japan's largest real estate developers, held a breaking ground ceremony on October 18 for its Logicross Nam Thuan project in the Mekong Delta’s Long An province, marking its first venture into Vietnam’s logistics facility market.
Strategic location
Located at the Nam Thuan Industrial Park in Duc Hoa district, Long An province, Logicross Nam Thuan is about an hour’s drive from Ho Chi Minh City’s central business district. The local area is quickly becoming a popular investment destination in Vietnam’s south due to its solid infrastructure and supportive policies for investors. The industrial park benefits from direct access to key transport routes like DT 824 and DT 10, connecting Long An to Ho Chi Minh City and nearby provinces. The newly-completed Kenh Tay Road (DT 823B) has further improved access, ensuring smooth connectivity to vital logistics hubs.
The project spans 11.5 ha and offers approximately 61,200 sq m of ready-built warehouse space spread across three blocks. One of these blocks is specifically-designed for cross-docking operations, which can streamline logistics processes and reduce costs.
Hub for modern logistics
Logicross Nam Thuan is set to become a key logistics hub at the gateway to the Mekong Delta. Its warehouse space is designed to accommodate a wide range of goods, making it a preferred option for industries such as third-party logistics (3PL), express delivery, e-commerce, and fast-moving consumer goods (FMCG).
According to Mr. Keitaro Ito, a representative of the project, tenants will benefit from its strategic location, which makes it ideal for last-mile delivery. The warehouse also offers flexibility in floor space, which can be tailored to the specific needs of different businesses, helping to improve overall logistics efficiency. The facility provides ample electrical capacity for automation systems and a spacious layout that supports various storage configurations, such as adjustable shelving.
The warehouse boasts 64 dock levelers, a clear ceiling height of 11 meters, and a floor loading capacity of 3 tons per sq m. Advanced ESFR sprinkler systems, compliant with both QCVN and NFPA standards, ensure fire safety. Additionally, each unit includes three forklift charging outlets, 200-lux LED lighting, and an average electrical capacity of 25 VA per sq m. A 24/7 security system with advanced monitoring ensures the safe handling of goods throughout the supply chain.
Commitment to sustainability
During the ceremony, Mr. Takashi Kagamoto, General Director of Mitsubishi Estate Vietnam, highlighted the growing demand for efficient logistics infrastructure driven by Vietnam’s booming e-commerce sector. He emphasized that Logicross aims to support the development of modern logistics facilities that contribute to a more sustainable and prosperous society. The project not only prioritizes tenants’ operational needs but also focuses on worker health and safety.
The Logicross Nam Thuan project is in the process of obtaining LEED certification; a testament to its commitment to eco-friendly design and operations. By incorporating nature-inspired elements and sustainable features, the project seeks to minimize costs for tenants while reducing its environmental impact.
Following the launch of Logicross Nam Thuan, Mitsubishi Estate plans to expand its presence in northern Vietnam with a new Logicross project in Hai Phong city.
