Two new industrial parks in the Mekong Delta’s Long An province have been approved by Deputy Prime Minister Le Van Thanh, on a total area of nearly 720 ha and with total investment of nearly VND8.3 trillion ($360.91 million). They are expected to help the province increase its competitiveness and attract FDI. Long An currently has 28 industrial parks and 32 industrial clusters.

Provinces in the north-central region are adjusting planning for new and existing industrial parks and economic zones to welcome FDI.

Deputy Prime Minister Le Van Thanh has signed decisions approving investment policies and infrastructure construction at a number of industrial parks in Da Nang, Thanh Hoa, Long An and Hoa Binh. According to many analysts, Vietnam will see more industrial parks as it is an attractive destination for foreign investors because of its abundant workforce and stable environment.

The Thanh Hoa Provincial People’s Committee has recently issued decisions approving the sub-division planning for industrial parks within the north-central province’s Nghi Son Economic Zone.

Provinces around Vietnam are looking to pull in FDI into their industrial parks (IPs) by making use of their advantages and offering investment incentives.

The Ministry of Planning and Investment (MPI) has requested that localities report on the development of coastal industrial parks and economic zones in 2021 in order to make a comprehensive assessment. These are a driving force of development in many localities but efficiency in investment attraction and land use is still not high.

Central Da Nang city is planning, investing, and developing more industrial parks and clusters to attract and expand industrial activities within the city’s general planning to 2030 and vision to 2045. It will invest in the development of industrial parks totaling about 2,326 ha.

Hai Duong has granted investment approvals for Hyosung Vietnam and Nha Viet Corporation to invest into 3 industrial clusters in the province with the total investment of VND1,741 billion ($75.7 million)

Since the 4th wave of FDI is entering Vietnam, the demand for industrial real estate is increasing, thus resulting in the rising leasing fee at industrial parks (IPs). Experts say that the higher fee will affect the FDI incentives into Vietnam. Business insiders suggest that the government stabilize the leasing fee in IPs to maintain Vietnam’s attractiveness to foreign investors as well as to support the business expansion of domestic firms.

MPI (Ministry of Planning and Investment) is drafting a new decree on handling measures regarding sublease fees. Specifically, MPI proposes that IPs (industrial parks) administrators be the decision makers when the sublease fee is 30 per cent or more higher than the fee bracket registered with the IPs administrators.
